The Association contracts the services of a property management company to work in a hybrid management arrangement with the WLFCA, WSTD, and LFRA Boards of Directors and on-site property management. The Managing Agent provides financial services, which include preparing financial statements, developing annual operating and reserve budgets for the three entities, and providing monthly financial reports for them. It makes the payroll; bills WLFCA common charges, WSTD taxes, and LFRA dues; and coordinates settlement of insurance claims with the Association’s insurance broker. Administratively, the Managing Agent organizes the work order system, updates census information, and arranges barn rentals and gas grill reservations. It also prepares resale documents, lease agreements, and enforcement letters.
